Our Designer Partnership Model
We built this partnership with one thing in mind: making it easy for you to bring us into your projects with confidence.
Priority Scheduling for Referred Projects
Designer-referred clients receive priority placement on our project schedule. When you bring us a project, we make sure it fits.
Three-Year Craftsmanship Guarantee
Every project under our Home Improvement Agreement includes a 3-Year Craftsmanship Guarantee. Any workmanship issue is responded to within five business days, at no cost.

Contracts
Agreements Built Around the Project
Cost-Plus
For projects over $20,000. Deposit: flat $10K. Weekly invoicing, full transparency.
Fixed Bid
Typically under $20,000. Deposit: 50% to schedule.
Materials you source and arrange for delivery are contractually exempted from the 20% O&P fee, confirmed in writing at project start. We maintain a direct working relationship with you and your client throughout, keeping everyone aligned from first site visit to final walkthrough.
Our Process
A Process You Can Count On
Site Visit
Our Project Manager visits, walks the scope with you and your client, takes measurements, and documents existing conditions.
Scope and Budget
Our estimator prepares a detailed scope and line-item budget, reviewed by the Director before it goes out. No surprises.
Revisions
We work through revisions with you and your client until the scope reflects exactly what is planned. Sign-off happens before anything moves forward.
Build Begins
Contract signed, deposit received, preconstruction scheduled. Work begins with a clear plan and a crew that knows your design.

Our in-house Lead Carpenter, Site Supervisor, and Project Manager manage every project from start to finish. Our estimator prepares the scope and budget before any work begins.
For specialty trades, we bring in vetted subcontractors we have worked alongside for years. These are not names from a directory. They are people we trust who know exactly how we work.
